Dream Vacations and Associates was founded by T. Q:  How can you provide luxury condos at some of the finest resorts in the world for $169 - $269 per week?

A:  The cornerstone of the program is ownership (deed) of a week of vacation ownership affiliated with one of the major exchange companies, R.C.I or I.I.  They offer tremendous benefits.  If you were to go to a timeshare presentation they would likely ask you to spend $20,000 plus to purchase a product which Dream Vacations offers for $2,900 - $4,900! – One time cost.

Q:  I thought timeshares were for one week.

A:  This is vacation ownership and there is a new and improved feature which allows members to use an unlimited amount of additional weeks for $169 - $269 per week staying in beautiful condos.

  Aren’t there additional costs annually?

A:  Yes, usually around $500 per year, which Dream Vacations can show you how to offset.

Q:  How do you purchase at these low prices?

Q:  Couldn’t I purchase a week on my own for less money?

A:  Maybe, but I wouldn’t suggest it, unless you have been in the business for years.  There are
many pitfalls.   Among them:

   1.  Maintenance Fees – Some resorts have maintenance fees in excess of $1,000 per year.  Dream Vacations looks for weeks with low fees – usually less than $500 per year, which we can show
you how to offset.
   2.  Closing Costs – Some states have closing costs twice the normal rate.
   3.  Dealing with Individual Owners – Divorces, estates, bankruptcies, can cause a myriad of transfer problems, which an individual seller often tries to hide – joint ownership, back maintenance fees, loss of  exchange affiliation – the list is endless.
   4.  Product – There are many variations – should you buy a fixed week, floating week, lock-out unit, deeded week, lease – typically 25 years, every other year program, point system program, travel club program?
   5.  Color Codes – Should I purchase a Red, White, Blue, Gold, or Green week?  What do they mean?
   6.  Exchange Affiliation – There are 10 plus exchange companies.  Which one do I affiliate with and can I with the week I purchased?

Bottom Line

      Q:  I have heard negative comments on Timeshares – are they valid?

      A:  This is vacation ownership, but yes especially in earlier years with Mom and Pop developers who were not well capitalized.  There were some disasters, scams, bankruptcies, etc.  In the last 10 – 15 years with the inclusion of the major hotel chains, Marriott, Hyatt, Hilton, Western, Sheraton, etc. the vacation ownership product and image has greatly improved.  The major exchange companies have added to their benefits and greatly improved others.  Surveys show a great satisfaction rate among owners (well over 90%).  However, there are still problems – the overwhelming numbers of new owners typically are luxed into a timeshare presentation (house of pain) with some type of premium.  They are often confronted with a grueling, hours long presentation with different “closers” offering great “deals” – believe me, you are still paying retail.  These presentations are often viewed as high pressure.  Why purchase in this manner?

The average price of a hotel/motel room is over $100 per night.  To stay in a hotel/motel at a resort typically $150 - $200 per night, even on package deals.  To stay in a condo at a resort $200 plus per night.  Many of the condos that you will be staying at through our program would rent for in excess of $400 per night.
